Planning permission was granted by Manchester City Council on 26th July 2012 for the demolition of the existing hotel and nightclub within the original mill buildings and to replace them with a new 330 bedroom hotel set over part 8 and part 15 floors.

An agreement to lease was in place with German hotel chain Motel One on a forward sale and funding agreement agreed with BAE Systems Pension Fund via LaSalle Investment Management.

Preparatory works at the site commenced in early 2013, with site clearance completed in September 2013 and construction works commencing shortly afterwards. The project was completed in May 2015, with Motel One commencing operations in the new building shortly afterwards.
